Real Estate Development in Tumbaco, Quito: The Future of Housing and the Hito Project

Discover the real estate boom in Tumbaco, Quito. Alejo Barrazueta analyzes the market and presents Hito, a flexible and innovative housing project.

The real estate market in Quito is undergoing a profound reconfiguration. Gone are the days when the northern center of the city captured the attention of investors and families. Today, the focus of greater dynamism and appreciation has definitively shifted towards the valleys. In a recent meeting from the offices of Constructora Barrazueta, Alejo Barrazueta, the founder of the firm and a reference in the sector with over 20 years of experience, spoke with Booster Inmobiliario to unpack the keys to this urban phenomenon and present his thirtieth project: Hito.

The Ecosystem of the Valleys: Cumbayá, Tumbaco, and Puembo

The development towards the east of Quito is not a disorderly growth, but rather the consolidation of an ecosystem that combines strategic public infrastructure—such as the Ruta Viva and proximity to Mariscal Sucre Airport—with first-class private infrastructure, including hospitals, schools, universities, and clubs.

However, each area has developed a distinct real estate vocation, creating a range of options for different buyer and investor profiles: Cumbayá (Premium urban densification): A historical transition from large houses to a strong offering of apartments, suites, and studios. Tumbaco (Balanced residential): The area with the highest absorption for modern family homes and generously sized apartments. Puembo (Suburban expansion): The main destination for exclusive developments, large lots, and properties with expansive gardens.

  • Within this corridor, Tumbaco emerges as the perfect balance point, offering the maturity of services found in Cumbayá while maintaining a purely residential atmosphere and larger spaces.
  • Demographic Transformation and Flexible Demand
  • The main mistake of many traditional developers in Ecuador is continuing to build for a demographic that is no longer the norm. Recent census data reveals a drastic change in the composition of Ecuadorian households. Currently, the traditional family of five members has given way to new structures: 17% are single-person households, and nearly 40% are divided among young couples without children, single-parent households, and families of only three members.

This means that almost 60% of the market requires housing solutions that are entirely different from the classic rigid three-bedroom house. Today's consumer demands flexibility: spaces that can transform from a home office to a studio or adapt to the future growth of the family without requiring a move.

Project Hito: Japanese Philosophy in the Heart of Tumbaco

In response to this new demographic reality, Constructora Barrazueta is developing Hito, a set of 25 exclusive homes in Tumbaco that breaks with the traditional static square meter scheme.

Inspired by Japanese architectural techniques—where space constraints force the maximization of quality—the design prioritizes factors that elevate the standard of daily living: Spatial Dynamism: Units of 127 square meters distributed over two floors, configurable for two or three bedrooms according to the initial needs of the buyer. The Evolving Attic: A base space of 15 square meters ideal for a home office or living room, with the structural capacity to grow an additional 18 square meters. Interior-Exterior Transition: Integration of visual filters and access gardens that blur the line between private and communal, allowing for a constant connection with the green surroundings without sacrificing privacy. Sensory Quality: Emphasis on free heights, cross natural lighting, and transparencies that create a perception of spaciousness beyond the nominal footage.

Future Perspectives: A Market Driven by Credit

Despite the current challenges and news about insecurity affecting the general perception in the region, investment in real estate remains the primary refuge for wealth. 67% of Ecuadorians maintain the acquisition of their own home as their main life goal, a factor that sustains long-term demand. The outlook for the next five years in the valleys of Quito is frankly promising. The injection of new lines of mortgage credit, with interest rates reaching up to 3% for certain segments (such as VIP or VIS credits), is catalyzing pent-up demand. For investors and end buyers, positioning themselves today in projects with high architectural added value in the Tumbaco area not only guarantees quality of life but also provides solid capital protection against inflation and economic cycles.
